ABOUT WALKER MEADOW
Walker Meadow is a private condominium community of 100 units, spread over 46 acres located in the vibrant community of Westborough, Massachusetts. The 59 large units have two car garages and about 2,100 square feet of living space. The remaining 41 units have single car garages and 1,874 square feet of living space. All are single story units with full basements. Designed specifically for those 55 years of age and older, each unit reflects a spacious traffic pattern including 36 inch wide doors for easy access and comfortable living.
THE WALKER MEADOW ASSOCIATION
Residents elect a Board of Trustees consisting of five of their neighbors. By careful budgeting of the maintenance requirements and strict attention to spending, Walker Meadow is in excellent present and future financial condition. The Trustees also maintain and enforce beneficial Rules and Regulations that assure a high level of care to the Common Area and quality of life. These Rules and Regulations apply equally to all residents and correlate to the General Laws of Massachusetts 183A, the Master Deed, and the Declaration of Trust.
THE MANAGEMENT COMPANY
A professional condominium property management company is employed by the Association to manage collection of monthly fees, and monitor sub-contractors for general maintenance or repair of the common grounds and buildings as required. They are also responsible, with the guidance of the Trustees, for the day to day administration of Association affairs, enforcement of rules, and implementation of policy. CONDOMINIUM FEES
Condominium fees are due the first business day of each month. Included in the fee structure are estimated maintenance costs, including exterior maintenance and repair on all buildings, clubhouse utilities, landscape and Arborist tasks, snow removal, road and street light repair, hydrant maintenance, and reserve funding.
COMMUNICATIONS
The Trustees regard timely communications of interest to residents a major responsibility. There are two scheduled open Resident Meetings a year, when the Board presents updates and information. Other articles of interest include activities scheduled for the month, committee reports and items of general interest. There is also an e-mail buddy system that transmits important information via e-mail to those who have online capability. Information of community interest is also posted regularly on two bulletin boards in the clubhouse, and on the Walker Meadow website.
MAINTENANCE WITHIN THE UNIT
Maintenance within the unit is the province of the owner. Maintaining appliances and other equipment within the unit periodically is also recommended to extend the service life. There are also safety factors involved as in any home.
